A 280-unit apartment complex and parking deck are closer to being built north of The Mill on Etowah in Canton, with design plans approved unanimously Tuesday by Canton’s Historic Preservation Commission.

In a letter submitted to the city, Studio Architects on behalf of the developer says the architectural character of the apartment complex will comply with the requirements of the HPC’s design guidelines and “be respectful of downtown Canton’s architectural heritage.” The materials and detailing will draw influence from The Mill on Etowah, with “similar brick and tower features echoing the historic landmark.”

The structures and materials will consist of mostly unpainted brick, fiber cement board, black railings and glass windows, according to city documents.

The Canton City Council approved the apartment complex totaling 280 units and parking deck in June 2021. The development will replace the former 3.5-acre Thomas Concrete mixing plant at 225 Reformation Parkway.

This project, which is a part of the Canton Mills master plan, is planned to consist of a five story, two-building development offering multi-family apartments. The expected rent will range from $1,200 to $2,400 a month, Ken Patton, the city’s housing initiatives director, said in June 2021.

Apartments will be a mix of studio, one bedroom and two-bedroom units. The project will include corridors, a gated parking deck consisting of 396 spaces located toward the middle of the development and amenities for the community including a pool and grilling areas, according to city documents. Interior spaces will include a leasing office and resident amenities such as a club room and fitness center.

The Residential Group is under contract with Canton Mill Ventures to transform the property.

The Canton Mills master plan consists of 33.13 acres of mixed-use development in downtown Canton between Railroad Street and the Etowah River, including the 3.5-acre site and The Mill on Etowah.
